DK Real Estate Appraisal always recommends that you list your home with an experienced local Real Estate Agent. If you already have an agent to list your property, that agent will most likely present you with a Comparative Market Analysis (CMA) that will show what similar home in your area have sold for. This will be an important first step in determining what List Price you will set in order to sell your home. This is vital if you're going to maximize your profit and minimize the home’s time on the market.


Here’s the reality of the situation though; even if you're working with the most experienced real estate agent, we believe that it is in your best interest to have an objective third-party opinion as to the value of your home prior to signing any Listing Agreement. We can provide you with a pre-listing appraisal so that both you and your agent have an accurate description of your home's features and a detailed analysis of the most recent and similar comparable sales. 

Additionally, a professional appraisal can:


  • Be a valuable negotiating tool once you have a potential buyer.

  • Provide you with written proof of your home’s condition inside and out as an                            effective marketing tool.

  • Alert you to problems or conditions that can arise in your buyer’s bank appraisal*                               and subsequently delay a closing.


You may be surprised to find out that the market value of your home is more than you thought. The investment in a professional appraisal may pay for itself in obtaining a higher sales price for your home. At the same time and let’s be honest; many of us think our home is worth more than it actually is. There is nothing wrong with that, we should all be proud of our home. Until the time comes to accurately list the home on the market. An overpriced home will not attract buyers. This translates to wasted valuable time, money, and efforts.
