New Jersey is recognized as one of the highest taxed states in the country.

Determining your properties' value requires understanding the local market based on comparable sales data and public records.

You can do this yourself. As a homeowner, you have the legal right to appeal your property taxes without the use of an attorney or appraiser. The necessary forms can be found at  http://www.state.nj.us/treasury/taxation/.  Additional information required will be reviewing the assessor’s property record card for accuracy, measuring your gross living area, analyzing comparable sales data, determining useable sales for an appeal and providing a true market value as of October 1st of the current Tax Year.

ANNUAL NEW JERSEY TAX DEADLINES ARE AS FOLLOWS:

  • January 15 to file a Tax Appeal at the Monmouth County Tax Board.

  • April 1 to file a Tax Appeal in all other New Jersey Counties and the Tax Court for Monmouth County.

  • May 1 to file a Tax Appeal in a town that implemented a revaluation or reassessment.

  • August 1 to file a farmland assessment application with the municipal tax assessor in the town the property is located.

  • November 1 to file an exemption application with the municipal tax assessor in the town the property is located.

  • December 1 to file an added or omitted assessment tax appeal.
